Green Building Certification Management
Developers and owners are finding out that it does pay to implement environmental and energy best management practices during building design, construction, and operations. They are finding out that their internal rate of return (IRR) in their investments are more than adequate because of the savings in building O&M and increased occupant productivity.
If certification is desired, USGBC’s LEED for New Construction (NC), Core and Shell (CS), Commercial Interiors (CI), Existing Buildings Operations and Maintenance (EBO+M), LEED for Neighborhood Development (ND), LEED for Retail, and LEED for Homes are just a number of certification programs available for developers or owners. Others include the Green Globes Rating System and Build It Green Green Points Rating Checklist.
LEED Management Services
LEED Management Services such as LEED Project Administrator or LEED Project Team design services for legacy LEED versions and LEED 2009, which may include coordinating LEED design and construction credit submittals to final certification award to the owner. May also include facilitating and running a LEED Charrette or LEED Scoping Meeting.
Sometimes we are hired just to manage the LEED construction credits for CMs and/or GCs. This includes coordinating all LEED construction documentation, managing LEED progress meetings, LEED implementation plans, monthly LEED progress reports, and final certification award for the owner.
We also have completed a number of LEED Feasibility Assessments (LFA) or "LEED Fitness Tests" including estimating green project cost/benefit impacts and NPV life cycle costing.
We also can develop detailed Tenant Design and Construction (TD&C) Guidelines for LEED CS.
CALGreen Compliance Services
CALGreen compliance review which includes construction drawing and specification review of construction documents, preparation of OPRs, BODs, and proxy Cx Plan, development of VOC pollutant tables, and C&D waste plan, if needed.
Other Green Building Services
Review and development of green building specifications using the most up to date work result specifications and Project Manual under Master Format 2004, GreenFormat and California 01 35 00 or 01 81 13 Specifications, among others.
Completing daylighting factor prescriptive calculations or direct measurement of building daylight in footcandles.
We can review EnergyPro™ and eQuest™ computer simulation models for LEED EA p2/c1 compliance.
We have completed LEED EBO+M action planning and implementation plans, including LEED "Fitness Tests", ASHRAE Level 1 walk-through assessment, EnergyStar Portfolio Manager facilitation, emissions reduction reporting and waste stream audit planning, among other technical functions.
Complete building survey assessment of Green Globes Building Performance Rating System that is a 1,000 point rating system endorsed by a number of U.S. and Canadian Government Agencies.
